Carillon Senior LifeCare™ Community is located on a twenty-five acre campus in Lubbock, Texas. Pointe Plaza is the Independent Living building that anchors this full service continuing care retirement community. Originally constructed as a large dormitory by Texas Tech University, the structure is organized with six wings emanating from a central spine and was converted into senior housing in the mid 1970’s. Over time the dormitory rooms were chained together to create apartments without regard for overall planning and efficiency, and as the building aged it was experiencing difficulty in the competitive marketplace. We were retained to evaluate the existing structure and determine if profitable units could be created in a typical wing. We worked in conjunction with the community marketing team to develop a mix of five-unit types competitive in the local market that ranged from a 500 SF one-bedroom unit to a1300 SF two-bedroom, two-bath unit. We also utilized green building practices to increase energy efficiency by insulating exterior brick walls and replacing window/stucco panel system. These improvements established a new aesthetic direction for the community.
